Greybarn Patchogue Apartment Complex Breaks Ground

In a step forward for East Patchogue’s development, local elected officials and community leaders joined Rechler Equity Partners at the groundbreaking of the Greybarn Patchogue apartment complex on Wednesday. The $46.7 million project will introduce 91 modern apartments at 303 East Main St., formerly the site of the Mediterranean Manor catering hall. This new development, featuring one- and two-bedroom units with amenities like a clubhouse and outdoor pool, promises to bring much-needed housing options to the area.

Of the 91 units, eight will be designated as affordable, providing lower rents for qualifying residents, a gesture that underscores the developer’s commitment to community inclusivity. Monthly rents will range from $1,948 for affordable one-bedroom units to $3,507 for standard two-bedroom apartments.

In addition to housing, the project brings cultural enrichment to Patchogue. Rechler Equity is donating a 1.01-acre parcel to the Patchogue Arts Council, which will build an arts center, offering space for exhibits and live performances. This aligns with the ongoing efforts of the town’s East Patchogue Incentive Overlay District, which seeks to revitalize the area.
